Basic House Sitting Services

 

Orientation walk through

Walk through and review your house and property.

·        Get to know your home.

·        Agree on the list of items to be addressed. 

·        Acquire everything we need to do the job.  We will ask for vendor lists, standard settings for thermostat and water heater, keys, security information, and contact information in the event of emergency.

·        Agree on additional optional services.

 

Your home manager

·        A mature, professional person will be responsible for your home and property.  This person will be in communication with you on a regular basis and will provide a single point of contact for all your needs.

·        You will also have a back-up contact to make sure your home always has coverage and you can always reach someone.

 
Prep on day of departure (customized based on client preference)

·        Reset thermostat and air conditioning.

·        Reset water heater temperatures.

·        Turn off and unplug all computers.

·        Turn off lights and unplug lights that are not needed.

·        Turn off and unplug all electric appliances that are not needed.

·        Shut off water to washer.

·        Check refrigerators and dispose of any items that will spoil while you are away.

·        Check sinks, toilets, and pool to make sure no water is running.

·        Check all windows and doors to make sure they are locked.

·        Set security system.

 
Prep on day of return

·        Reset thermostat, air conditioning, and water heater.

·        Turn on water to washer.

·        Confirm that homeowner has returned as planned.

·        Return keys and other information.

·        Provide summary of activity to homeowner.

 
While you are away

·        Provide a home manager who is responsible for your property.

·        Walk through the home and property on a regular basis using our agreed upon checklist to monitor items.  Your home can be checked on a weekly, biweekly, or daily basis depending on our agreement.

·        Perform a visual check of all areas to confirm service is being provided by vendors as scheduled – house cleaning, yard maintenance, landscaping, pool maintenance, pest control.

·        Pick up mail, newspapers, flyers, and packages and bring them into the house.

·        Water indoor plants (up to 10).

·        Check door and window locks.

·        Rotate lights and/or music.

·        Adjust window treatments.

·        Monitor thermostat and HVAC to keep it at a high efficiency setting. Adjust as needed.

·        Check sinks, toilets, and other plumbing for leaks.

·        Check after bad weather and look for damage.  Immediate notification if problems are detected.   

·        With homeowner’s approval, coordinate services to handle repairs.

·        Weekly communication of the status at your home either by email or letter.
